Types OF WATER LOSS

Category 1: Clean Water

A Category 1 or Clean Water loss is from a clean or potable source.  These are plumbing supply line bursts or leaks, overflow from a sink or tub (with clean water) and a malfunctioning fridge water line.  In these cases, if caught early, only structural drying is required with minimum tear out of drywall.  Carpets will need to be pulled back and the underlayment replaced.

Category 2: Grey Water

A Category 2 or Grey Water loss does not need to have a colour or show contaminants to the naked eye.  It also does not necessarily always have an odour.  This can be a dishwasher or laundry machine overflow with soap, toilet overflows with urine but no faces and sump pump failures.  This requires structural drying as well as general disinfection of affected areas.

Category 3: Black Water

A Category 3 or Black Water loss does not have to look black.  It can look fairly clean actually.  This type of water loss is grossly unsanitary!  It can contain harmful bacteria such as E.coli, coliforms and Enterobacter.  The source is usually a toilet overflow with faces, sewer back up, or rain water infiltration through massive flooding where there could have been mixing of surface water, storm sewer and sanitary sewer water.  A Category 1 or 2 Water loss can turn into a Category 3 water loss by allowing too much time to pass before tending to the water loss.  This is the most damaging of all water losses as all contents that came into contact with the water as well as removable surfaces/building materials have to be removed.  The a detailed cleaning and disinfection protocol is required to kill harmful bacteria on the remaining structural surfaces.
